These lenders close faster, less docs/headaches [usually] and are where many investors prefer to go.To take it up a notch, if Cash-Flow is your primary concern and the name of the game, then there are also options for Interest-Only, through a 'Hybrid' term product.

Doubtful they will do your loan in the way you described.FoAC has a nice product for that, but you have absolutely got to have a good rep that will shepherd the loan through their process. 

Almost 4 years ago I've transition from years of producing and working in video production to rehabbing and developing real estate. 

In the end, we were powerless to do anything about it even with video footage of clear violations and borderline criminal activity.

Most if not all brokers will come in .25-.75% lower on comparable products.
