Does anyone have a good tool for evaluating this?

In addition to just having the structure in place, you will want access to guidance with respect to using the tool within the IRS guidelines.

I spray kilzed the entire inside of garage,, the roof joists, studs, and anything I could see.The garage floor was the biggest challenge.. cement,, crystallized cat pee in layers.. no joke, I first tried a garden hoe to scrape it off,, nope,, then a 4" razor blade long handled tool for removing vinyl tile or popcorn ceilings and that got most of it up.. 

When looking for an ideal location, can anyone share their strategies and what tools you use to research neighborhoods you're not familiar with?  

I think business cards are a great marketing tool.

Years of stocking up tools in my hometown of Milford led to me to realize that it just doesn't make sense to buy a 4 axis CNC machine for my garage, or most of the other things on the list.
