Some luck is always involved, but if you’re willing to work hard and put forth the effort, things occasionally seem to fall into place.

I come across deals pretty often— from my own marketing efforts or from my network of investors & wholesalers.

Buying using financing, the bank will do their diligence to check the title, buying in cash removes these efforts & shifts the responsibility to you as the buyer.
