Still trying to figure that one out :-)This point was really crystalized last year in a thread.. nice young couple in I think Slidel LA  .. they went on and on how they were getting leads but had not closed any deals because sellers would not come down. but they got their good friend the real estate broker a half a dozen listings.. so I am thinking man you spend all this money to get these leads then hand them to a broker.. and we all know brokers by law cant pay non licensed individuals referral fees.. 

I figured by the time my friends will be getting out of college I will have my business running and I won’t have any.

Talk to an investor friendly agent and they can help you. 

The reason why I began there was the Mid-West  had all of the metrics that I was looking for i.e.. price to rent ratio, landlord friendly laws on the books and low cost of entry. 

Agree with @Chris Mason MLS is your best friend but you have to have the right marketing strategy.

I'm working on building a database of felon friendly housing throughout the US and I was wondering if anyone here accepts felons.

But with the possible repeal of Costa Hawkins then the rules may change yet again and could become even more tenant-friendly.

Could you refinance with another lender, even at a lower loan balance if the appraisal doesn't come in, and make the difference up in cash yourself from the current steps you're taking (refi primary, liquidate stocks, personal loan from family/friends, etc)?
