This particular property is quite unique (Side by side duplex with 3 beds and 2 baths per side, hardwood floors, and completely updated...oh, and the last house on a cul de sac with almost no other multis in the entire town). 

In addition badly corroded valves for the heating system and replacing the PVC vent pipes coming out of the fuel tanks to fireproof material.

When i got my portfolio past 10 properties life got a lot easier... better systems for management, had enough maintenance work to find 1-2 reliable guys, and wasnt so concerned when 1 would go vacant as i still had 9 others cash flowing. 

You (and he) both should have received certain rights for maintenance of "common" systems or those that by necessity exist across the "lot line".

So, they chopped up the lot and I didn't even own the driveway, mailbox or septic system.  

Real estate is unique in that one can create significant capital out of nothing but knowledge.  

I am willing to pay the price for software and systems , please help!

Don't assume the owner has complied with such laws or that their system meets regulations. 

I want to be involved in the American system that provides living accommodations to those who are looking for it.  

I am putting together  a different system.
