I'm all for controlling taxes, but I'm not into the whole Conquer and Dominate culture that I think, wrecks what is great about towns like Austin and pushes workers out who can no longer afford to live where they work.

The 2:1 across this small town might be sold at $250/square foot and the realtors bring this up when pricing our home, but we have a 1/4 acre double lot near the coffee shops and a detached garage and they don’t.

I didn't have the capital to flip all three units at once, so I figured keeping solid renters was more beneficial than raising the rents to true market value and running the risk of getting potential problem renters - especially while I was working out of town.

My hope is that it can either help squash some fears or help one person avoid some of the mistakes that we made.Quick recap, my wife and I moved to Wilmington, NC a couple years ago, discovered Bigger Pockets at the same time, and after renting for a year to figure out the town, we bought a duplex at Carolina Beach, moved into the upstairs 3/2 unit, and starting trying short term vacation rentals in the downstairs 3/2 unit.

I have been reading this forum for about 3 years and my wife and I decided to pull the trigger on a 6 unit apartment building in our town that the numbers look fantastic on and we are very excited and eager to get started but are also terrified because of the amount of money we are investing in this and want to ensure that we do everything correct and to have the greatest ROI that we can.
