Carpet should last more than 1-2 years but I'd replace with some sort of pre-finished hardwood or even tile if possible. 

Think what your wife does when she goes into the hair dresser, she has at least a couple of pics of what she wants and at least 1 pic of what she doesn't want.I would recommend talking to a local building materials supplier.

(that kind of points to an interest in this type of work).What do you want to learn, to paint, to install kitchen flooring, kitchen cabinets, to shingle a roof, to replace windows, to residing a house, to install a new bathroom with attractive tile and a big mirror, build a deck, patch plaster, etc...How are you with tree trimming, or digging holes to put bushes in.... 

What type of tile, paint, or backsplash you choose wont necessarily impact your appraised value.

I then put ceramic tile throughout the whole house.  

I hired a company to replace flooring, tile, and deck boards at my newly purchased Airbnb. 

Hammad,We're using LVT or LVP for the majority of the house and tile in the wet-areas (kitchen & bathrooms).

There are variable costs such as what a low/med/high end kitchen (Formica vs quartz, home depot kitchen set vs custom, white appliances vs viking, etc),  quality of tiling and fixtures in bathrooms), and then hourly cost of labor and the estimated days it will take to complete.

A good note broker will collect all the necessary documents and help out with all of the paperwork, arranging appraisals and setting up closings with tile companies, etc.
