Try to get on a team who is actively buying and managing properties and help out. 

Be very friendly and assuming you can pry a forwarding address out of them the day after they move I would file with Small Claims Court for all lost income up to the time it is re-rented.

As part of your due diligence on any market and provider team you are considering, I would plan a trip to meet and tour with those teams. 

But in 6 months when it's just sat and cost them more money and headaches, your offer starts to look better, but they already lost your contact info.

Lost money and time ;( Be careful and talk to several lenders/banks. 

It takes a ton of hard work and practice but in my eyes, I'd rather put in the sweat for MYSELF than to be putting in that work for someone else who will NEVER value me as much as I value myself.Educate yourself and start your career as an agent on a successful local team.

@John Thedford Thats a great point that I think gets easily lost for newbies.

I actually am trying to put something together for Grant Cardone (working through Ryan on his team). 

If I had not been willing to pay him, I would've lost the deal, lost my earnest money, and lost my good name for not closing. 

We are in an age now where not having an active Facebook Business or Twitter can directly result in lost sales and less revenue.
