The following documents that I will need are:1) Probate Form - Bid in open Court on Sale of Real Property PRO009; 2) 10% of the overbid amount in cashier check; 3) Checks for further overbidding / Proof of Funds (i.e., bank statements, etc.);4) Verification of LLCAlso, it says a Fincen form will need to be completed in court by all buyers?

With that being said, having utilities and a car registered to that address are helpful as proof of living at the property.

All I ever had to do was send the landlord a copy of my orders as proof and give 30+ day notice.

However, I tried putting in offers previously and the agent I was working with at the time would always first ask for proof of funds (which, of course I by myself don't have enough of).

The burden of proof will be on you, the taxpayer, to justify what you did.On the flip side, if you do a LLC, you pay social security and medicare on ALL of your income, BUT you don't have to put yourself on payroll, you don't have to file payroll tax returns  and you don't have to worry about audit issues over your salary.As for when it starts to make sense - Yes, it starts to make sense at $50,000, but the savings still aren't all that large until you get up around $100,000 or so.
