Self storage auction processes are specific to each state.  

A couple expectations to clearly communicated upfront with tenants:-parking-food storage-common area cleaning-quiet hours-communications with land lord (email vs text).Best of luck!

The State laws will differ, but in NC, you can store the tenants items and charge them for said storage, unless they agree in writing to having the items thrown out or a family / friend can collect the items on the tenants behalf.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

RV/Boat storage or lease as a contractor lot
