Ask for any and all appliances/fixtures, offer contingent upon an inspection, copy of rental certificates if required by your city, don't forget if any pet rent/deposits, no new leases to be executed (you don't want that MTM to suddenly become a 3 year lease), prorated rents to be paid to buyer (even if tenant has not paid that months rent), upper/AirBnB unit to be delivered empty and broom clean at close, any upgrades you want the seller to perform.

We have brought many intriguing deals his way in the past months but he always seems to get cold feet at the last second, being that this is the first time he has participated in this kind of deal, and letting great opportunities pass.We have been working diligently on finding deals, creating a rockstar team, and even working on obtaining RE licenses, all in attempt to execute on a BRRRR project but it just hasn't come to fruition yet..A couple questions I have for BP members:1) What are the most common concerns, objections, etc. you've gotten from private money lenders?

Therefore I need to get into those units and renovate to earn those premium rents and the faster I can execute my business plan and double the NOI of this asset the faster I can force the appreciation of this property and increase the valuation and complete a cash-out refinance and get my capital back ( 70k down payment and 80k of repairs) which will then allow me to re-deploy into a larger multi-family asset.Apt#2 will be complete on 1/15 and i have that already pre-rented to an existing tenant and when they move I will start renovations on their old apartment.
