How do I BRRRR WITHOUT my money

Hi BP FAMILY,

What is the best way to go about obtaining capital from the bank to purchase a house? Do I take out a loan of my own to purchase the multi family or do I go to the bank and take out a mortgage loan. I need a bit of clarification on this. Thank you!

I agree with @Josh Caldwell I have BRRRR'd many projects utilizing private lenders. Finding private lenders requires networking. Most are found at your local REIA meetings, meetups and here on BP. You need to get to know them and vice versa. The deal needs to be good, but they are trusting you can execute the deal and there money is protected. They lend you the money on a short term basis 6-12 months and you refinance them back there money and any interest. It's a great arrangement for everyone. You get to scale your investment portfolio and they receive a great return passively.
