However I disagree that your money would be better spent on a flip - renovating a 100-yr-old property from long-distance would be difficult strategy for a newbie - investing on hard mode for sure.

@John Fortunato there are a lot of out of the box answers to this question, but it depends on your starting point personally.

After a little sleuthing in the county records it looks like it's owned by an older couple who live about 40 miles away, he (I assume it's him) comes a couple of times a year with someone (not the same person twice) to help him wack down weeds in the yard and he occasionally takes a box of junk out of the house, while the back yard is full of old junk cars.

If it was written on the back of a napkin or the rental agreement came from a cracker jack box,  time to update it.

In my 4-plex I need to empty the coin boxes (one washer and one dryer) once every 3 months (in a 6-unit you would likely need to empty them every two months). 

Now, think further out of the box.
