The house was winterized September of last year based on the date on the seal keeping the toilet closed. 

If you are only finding dated houses you can assume your house might command a slight premium, but honestly I rarely assume that.

I work so my other Income can help purchase my properties to help speed the process .

Everything about this home was great except for the master shower was a wreck, it was filthy, and that the kitchen is dated but the shower made it unable to get a typical loan FHA or otherwise and nobody seems to know about rehab loans around here.
