Does anybody have any recommendations for realtors in the Albuquerque area who specialize in working with flip investors?

From the seller, definitely get history, insurance, tax info, any planned special assessments, major repairs, any warranties (foundation, waterproofing, roofing, etc), a copy of all leases to review as part of a formal accepted offer, etc.

Anyone here specialized in San Francisco rental market?

There are firms that will setup this kind of specialized LLC for a reasonable fee and guide you on these kinds of questions.Typically these single member LLCs are disregarded entities and no S-election is made.
