Hey guys, im located in Phx,az and would like to invest on my first property here, I would like to know what are my options, I am self employed and bring in about $4k a month (mostly cash )no paper work to trace my earnings (im in the car selling business)  , experian score 630  1 delinquent acct but it was paid off many years ago, Ideally i would like to put down $10k to $15k tops, what interest rate do you all think im looking at.

After looking into their website it sounds like a great option for true passive real estate investing.Here are some key take away from their brochure...- No lockup period- Monthly distributions with no fees- 14 years in the business- Over 2,000 loans originated- Stringent lending process with solid approval guidelines- Promises an 8% hands free return- Combines private cash and IRA investors into a pool for loans- Funds are used by real estate investors to buy and rehab distressed properties which are insured and liens have appropriate title insuranceThey have 300+ inventors, closed 2,000+ loans, $550m+, and 0 loser since 2008 when they opened.

Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!
