One issue I have found is that if I wanted to put a support beam under it the area I would want to put a support beam would go in the soil of the bush and not on top of concreteAny advice would be appreciated, especially if you have dealt with something similar.

I think the term "market value" will depend on your real estate goals, but in general it'd be the term that the current real estate market in that area will bear for a similar property.

It’s a 3/2 at about 1,800 sqft.The house doesn’t seem to have any major repairs other than being EXTREMELY outdated.I am considering tearing out the (potentially load-bearing) wall separating the smallish living room from the much bigger dining room & kitchen, which would make a huge open plan and basically double the living room size.
