We generally purchase houses in the $40-80K range, and for REOs we typically receive about 2.5% commission; so our typical commission is on the order of $1500.If we've never worked with the selling agent before, we'll generally give her $500 (assuming a smooth transaction).

Currently, I make my living as a freelance writer, which means that I make my own schedule and can be available to scout properties and conduct business during business hours. 

So if I can find a way to make sure the process is pretty smooth, I'm fine with it even if it's a little more cumbersome than a traditional loan.

Sometimes things are smooth, but I some of them create a bunch of hooplah in order to pretend to earn their keep.
