Hershel, 30349 is not considered a "desirable" area yet and is on the South side of Atlanta whereas the tech sectors are closer to downtown or North of downtown ATL. 

Sure, it has downsides, but there are many up sides too. 

Recent 'hot' investment areas are Cincinnati, Kansas City, Indianapolis. 

Also does this market demand a $1k a month lease, per side?

I am interested in meeting all investors, and specifically:-Local agents who can help educate me on the market, hot rental areas, best schools and areas for families, etc.

New construction 2 bed / 2 bath.It is possible to get a townhouse in that price range for sure though, so you may want to consider that.In general the cheaper properties around Kelowna will be in Rutland and on the West side (West Kelowna) will be found in the Glenrosa area.Check out realtor.ca and you can get a feel for prices.The city has seen a massive increase in prices since 2016 (double in many cases). 

Does anyone have any input on good areas along the coast to invest in real estate and a hot market for real estate agents?
