That could easily be falsely created using a number of free softwares.However, what can't be faked is the signature trail.

Deal Machine just recently started offering free skip tracing to their Pro subscribers (150/mo).

Most of the time i never even respond to people that ask why they weren't selected, as you open yourself up to possible issues with whatever answer you may give. 

@Joel Oh- if you are using a loan to acquire the property - the lender  requires  insurance ....if you own the property  free and  clear - your  choice  but I would still  recommend  insurance
