We bought a house in Marin a few months ago, we had 5 contractors come out to bid on some minor kitchen work we wanted to do.The General contractor we chose seemed honest, trustworthy and came highly recommended.

Currently living in Adams Point and was hoping to pick up a triplex but the area seems pretty expensive right now for multi-family properties unless you owner-occupy and use Just-Cause to raise rent to market rate after a year.

New to apartment building investor and would like to employ value add strategies to build equity and wealth,cash flow should be positive.But my main concern is to build equity and wealth.So my target should be mom and pop properties,but as far as I worked with different brokers and research different market,it seems this kind of properties are really difficult to find.Any experienced investor can share insight here?

The acre seems to have a lot of distressed stuff coming up.

My brother in law is interested in doing some JVS with us so that is fantastic from a capital point of view.One delimma we are facing is having no credit rating yet (slowly working on it but seems to take ages)Anyway that is a little about myself, look forward to meeting many like minded people and learning a lot, hopefully not the hard way! 

I don't know much about Ohio, but it seems to be a solid working class neighborhood.
