To keep things very simple, I’m assuming the following: Structure: SFRAsking price: $111,111Desired COCR: 10%Gross Rent: $1,000/monthFinancing terms– preferred is 70% LTV over 15 yearsIn the example below (btw...I'm using a modified version of @Brandon Turner 's 4-Square concept), I plugged in getting the property at a 10% discount and the preferred terms and can only achieve $55/month in cash flow with 2.05% COCR.If I plug in terms of 80% LYV over 30 years I can get a lot closer.If I plug in my preferred terms, and calculate my best offer, I can only pay $75,408 which is 67% of the asking price.

@Tony LinYour 401k with your current employer is likely not able to be moved until you either leave that job or reach age 59 1/2 while still working there.The old 401(k) can be moved to an IRA/401k of your choosing, including a self-directed version of such a plan.The Solo 401(k) has nice benefits for those who qualify.

@Luis Rondon Some Important things the lenders will be considering are your credit score, debt-to-income ratio, and eventually how comfortable they feel with doing business with you (based on your goals/professionalism/knowledge, and the deals you're doing).

If you have marketing overhead and you have more work than you can operationally manage, then you're wasting your marketing spend or possibly worse bringing on more business than you can handle which will damage your existing deals.Short version: target how much work you want to do, spend enough marketing budget to get there.
