Last year I had a contractor walk in the middle of a job with a few extra thousand dollars we had paid them, and it cost more than that to get another contractor in there to complete it.I have a $150,000 project right now, and I am wondering what clauses, or what payment schedule people use to ensure that contractors are finishing projects and are motivated to do so through a draw schedule that ensures they are never being paid for work that hasn't been completed.Thanks in advance for any advice.

I've actually been approached by very experienced flippers who make hundreds of thousands on each flip (or at least claim to), and have visited some of their very impressive projects, but if they don't also put skin in the game or have an absolutely out-of-the-park deal, I'm not willing to risk my money on it.

It takes WAY to long in our area to get an eviction done when you do everything by the book so I wouldn't mess around with this trying to save a nickel and being out thousands in many more months of unpaid rent instead.

Every single new wholesaler finds the deals that only need $10k-$15k rehab while I've been doing this for years (and sold 100's of properties) have seen 2 of those in all of the thousands of houses I've been in.
