'Round these parts (Atlanta intown neighborhoods), most prospecting builders and construction companies I know of are sitting somewhere in the $90-120sqft price range for new construction in the $200+ retail range.Pretty well across the board, the builders I talk to are seeing 15-25% ROI.

As for LLC you'll will need to get one eventually for tax purposes but for your first couple of deals you get you can get away by just using your name.
