But remember location has a lot do with it.

Remember - the owner still owns the property. 

I think I heard Brandon quote someone (cant remember who) way back in one of the first podcasts….”the hardest working people always seem to have the most luck”.

I just remember my clients that I sold a bunch of RE in Portlandia in 05 to 06  they also bought 4 plexs in PHX same years.. by 08 09 the 4 plex's were hundred % vacant and the owners let them go to foreclosure lost their money and their credit.although that was GFC and I am certainly not predicting that again.. but I suppose there could be some weakness on the lower end rental.. 

Just remember, there are other potential costs when you reach closing that can eat away at that 10K (inspections, appraisal, title insurance, ect ...) 

Remember, other people's perspectives are a lens they look through, based on their personal experiences.

Just remember, there will always be deals - don't sacrifice quality and preparedness to satisfy enthusiasm!

Some are very good at managing and others fail at it.I remember being a teacher years ago and I disliked it because most of the job entailed managing students, attending meetings, grading papers, attending parent-teacher conferences, coaching basketball, managing my time, and managing my classroom.

Remember, it is ok to have faith in the company and to have liked the process and the people you have spoken with.  

Always remember, especially in the beginning, do the math analysis and try to look before you make an offer to purchase a property or at least have a clause in the sales contract that allows you to make a detailed inspection of the subject property (about 10 days) and possibly back out of the deal without a penalty that hurts you too much.
