I just remember my clients that I sold a bunch of RE in Portlandia in 05 to 06 they also bought 4 plexs in PHX same years.. by 08 09 the 4 plex's were hundred % vacant and the owners let them go to foreclosure lost their money and their credit.although that was GFC and I am certainly not predicting that again.. but I suppose there could be some weakness on the lower end rental..

Always remember, especially in the beginning, do the math analysis and try to look before you make an offer to purchase a property or at least have a clause in the sales contract that allows you to make a detailed inspection of the subject property (about 10 days) and possibly back out of the deal without a penalty that hurts you too much.
