You figure if rent was $1000.00 a month x 12 = $12000.00  times 15 years = $180,000.00  so "Pull the trigger" and shoot yourself in the foot so you won't trip over handing him his notice.. or late rent fee notice... honestly I'd love a tenant like this all year long.
