At 1st I considered recording a voicemail along the lines of screening the call with a few questions but after reading your post it made me reconsider.

I 've screened many and still have not found one who meets the rental criteria. 

Learn your market on price and quality of area. 

One,if they have similar properties in the area that may help. the quality of the property is also a factor.

Quality of life becomes more important and creating amazing memories that give you long term happiness and fulfillment.If you need to make quicker money and keep costs low you might think of going to work full time sitting a subdivision.

It is my understanding that a basic yellow letter stating that I am interested in buying the house gets a higher rate of return on responses but often times is lower quality lead where as a mailer that has more information regarding exactly what we do for people in distressed situations might get less responses but will be a higher quality lead since they know what we have to offer and that we have a general understanding of their situation and still respond anyway. 

How do you screen section 8 tenant giving that their rent is warranty?

Are there any specific qualities to look for in a mortgage/financial proffesional you would recommend to look for?

Doubt that will happen.My only piece of advice to anyone is, do NOT go cheap on repair work.If it needs to be replaced, do NOT put a band-aid on it, replace it with like type or better, you will thank me for this.The motto of our business is "Quality is remembered, long after price is forgotten".Something I picked up from a guy who first got me started in the trades a long time ago.Good Luck,Steve
