So I understand the very basic book aspects of REI as there are similar business principles at play that I have experience in career wise (proposals, bids, capital budgeting etc.) 

What is the proposed land value the seller's are trying to achieve?

It is not easy building relationships with lawyers - their center on influence has long been established - you can send them letters - better still visit their offices - show your face - not just a letter - have something to offer them - let them know where permitted by law - you can pay them a referral fee - let them know that you can assess the property for them or talk to the heirs - let them know you have a contact with an auctioneer (me) and can give them a proposal to buy the estate or help them negotiate a sale.Attorneys think they have all the answers - you need to win their confidence and loyalty - sometimes this takes years - keep  mailing to them - refer people to them you need to GIVE TO GET.
