All it takes is a hand full of comps, new businesses, reasonable "average days on market" and an influx of population due to jobs and bam!!

Making the transition from an employee to a business owner is very hard work but rewarding in the long run.  

We've noticed Feb and after has been busy too.

The AZ home will be a full time rental and michigan my private home.  

You also have their previous guests that can be huge for growing your book of business and not having to start from scratch.

You just need to get your business license for that property.

but yes it does come down to that.. in tax cert states keep in mind many insurance companies or large corps or hedge funds will bid down the returns to 3 to 5% there by cleaning the clock of every private investor who thought they were going to win at auction.. so what happens in reality is people burn out doing DD and never getting anything .
