Having to completely mentally furnish a house can be a barrier to buyers "seeing themselves in a house". 

It forces people to look at it regularly and be rewarded for progress mentally,,,,more than just buying a gym membership drops 30 pounds overnite(in peoples dreams),,,its easier to NOT do it than do it,,,unless your committed 24/7/365 Thanks for the GREAT info as always!!

@Michael Temple I use the same techniques as in my day job working in mental health. 1.

I invested time in my mental health and my focus and put any thinking of a career aside.

get a reasonable time estimate of work and mentally allow for some variance..     

If you get tired by noon then schedule the most important work between those hours and prioritize heavily.

I’ve since mentored others on this “mental obstacle.”

On the other hand, if you have the time, energy, mental bandwidth to deal with bad neighborhoods/bad tenants (high possibility), fixing stuff up - then you can make more money.
