On this property you'll bring $22,500 to the closing table (ignoring any closing costs or repairs... lets assume those are in the same price and the home is turn key) and you'll finance the remaining $67,500 on a 30 year mortgage at 4.5% giving you a monthly payment of $342.01 a month to the bank (just principle and interest).The 50% rule/guideline/thumb in the air prediction of expenses say half your ideal gross income will go to expenses... this is utilities, insurance, property tax, repairs, CAPEX, property management fees, vacancy, and everything else (number is based off large apartment complexes so your mileage may vary).

What if, in 10 years, interest rate is suddenly back to 20% as in the 80's, what then, would you foreclose as people are predicting the apartments on bridge loans will do in the coming weeks since their potential new interest has "doubled" and their rents stay the same or falling and many have no reserve funds?
