We made some good progress early on demo, and picking the material etc... and then realized how much more time the fine details and finishing touches took.

Hello,A month ago I picked up "The Book On Rental Property Investment", by Brandon Turner (@brandonatbp ), just out of curiosity, and discovered the huge world of BiggerPockets. 

I'd like to pick some of y'alls brains and ask for more information from some more experienced investors, loan officers or realtors on this matter.  

Again, shrink down the sink to a vessel sink + wall-mounted faucet, but pick a very different style from the upstairs.

I get it in writing personally to erase any ambiguity - email, text, consent on my website, I've even done it on a napkin and scanned the napkin to PDF format, take your pick, but always documented and never verbal. 

However, based on your response I'm thinking that's a pretty poor idea.Based on your experience, how would you factor additional CapEx, capital reserves, and turnover? 

pick a time and a laid back affordable place and I’m sure you’ll get at least a small group for soda/beer and pizza/burgers.

After I read Rich Dad Poor Dad, it changed my view on everything and I do not want a stable job with income.

Family is very poor, so I couldn't ask for a loan from them to meet the requirements.

If I'm paying, I'm picking.
