An attorney can tell what would happen if you took title prior to any judgment being issued, and whether it might attach to the property.  

@John Thedford  I wonder if wholesalers are giving the STate required disclosure statements prior to closing.

We don't pay the $20 unless they score high enough on our initial scoring of the application and we've had a chance to call prior landlords and employers and they seem to have potential.As far as relying on data someone else has pulled, I would be open to that if we can log on to get it, not accept paperwork directly from the applicant, where it could be tampered with.  

They issue title insurance, before a policy can be written, the title must be searched  or running title is also an abstract of title.

My advice would be: if you cannot inspect the home prior to purchase then adjust your offer to compensate for a full interior renovation - flooring, plumbing, paint, many fixtures, etc. 

Tenants likely aren't going to follow that.The longest lasting reglazes require a really quality vendor, they must be very conscientious about the surface prep prior to the reglazing.

It's hard to see how the small advantage of a few weeks is worth the unbounded liability of operating without insurance.2) The seller may discover prior to closing that their property has been improved.

Now in an area where growth is exploding it is common to have occupancy rates a little lower as pre-leasing is occurring pre-construction and mid-construction for the projects.The area you are talking about I would want to know from the DOT what the traffic counts have been in the last few years prior and what they are today.
