I am looking for insight and expertise with the HVAC system, because I am newer to real estate investing.There is currently one natural gas furnace in the basement that pushes air to all three units and floors.  

Hoping someone can explain or walk me through the logic and pros and cons of waiting for 1 to 2 years vs buying something now and potentially trying to exit in three years versus holding it a little longer to tide a bad phase if it does occur.

Hello everyone,If I plan to buy a property and potentially exit in three hours or less but still I want to have the safety net for 10 years if the market changes what do you suggest.I am concerned about the balloon payments if I took it for 10 years and had to pay back early.

There are some great pocket neighborhoods in all of the cities, but it is the "feel" I always try to get from people.

I owe her three more checks and then I get an automatic raise of her percentage.I partnered with her during the last 6 months of her ownership as she handed over the books and we worked together to transition her out and me in.

You would need some money for the points to the hard money lender, some money out of pocket for monthly carrying costs.

The elimination of the mortgage payment (added CF in your mind) isn't enough to cover the out of pocket cost to you.
