In my definition of a "good tenant", they are people who work hard to have choices in life.

A lot of people are buying houses sub to where ownership of the property transfers to the buyer but the existing loan stays in the sellers name and the buyer just takes over payments.

You need to find people who WANT to sell.

Too many people think they can simply buy a property personally and then transfer it to an LLC.

I had a couple people ask me about funding the purchase & renovation, so I am familiar with the project.

People very rarely regret holding long term.

Attend meetups and meet as many people in RE as you can.

Most people provide recent paystubs and/or a letter from their company HR department verifying their current employment and monthly take home pay.
