On new construction, they are also shafting you on sales price: between the "in house" lender and associated "in house" appraiser that will hit value no matter how much you are over-paying, as well as the ridiculous costs for the "optional upgrades" that are needed just to make the home livable, and of course the builder "setting comps" to distort actual values as you identify (the first buyer of the first property built in a development that will be the first comp, is always a shell buyer LLC type thing owned by someone's cousin on paper, typically buying all-cash so there's no appraisal), so there's (at least in my area) literally tens of thousands of dollars on the table to throw around from all the buyers that are over-paying and over-financing.New construction is typically like walking onto the slimiest used car lot in the county.

I wanted to  say hello to everyone I am from Arizona located in Phoenix  I am looking to invest on the MLS or for sale by owners and my question is ...How do you make deals with no license it seems like you have to have a real estate license I find that while I want to start a company and be an investor its hard with out an agent I understand how to send emails and make deals that way but if you need a attorney to draft paper work of $500.00 how can this be accomplished with out making money initially I have  a lead garneting site I created  and also have a phone that takes messages for my ads I place but I am concerned that ill never get started I have read all the books known to man I just need to know the truth about investor related start ups, im thinking that maybe im missing something I see a lot of rent to owns and I want to do these deals so I can build a business off of lease option to buy Please Help !
