I have seen few locations where a Dunkin is on one side and a bank on the other side (2 tenant building). 

I would be wary about not yet having one of the units inspected.  

I would fix the one unit up, and get that remodeled.

The property is one of 3 that was a part of a bigger property owned by the neighboring family that got split, we purchased this one from the neighbors' brother.

One way is to get a Hard Money loan, after you get two or three properties you can then bundle them together to get blanket loan.As already said low amount loans are hard to get and often take getting creative.
