On the Fannie's I've bought the deed restriction has always been no transfer within 30 days and no transfer for more than 120% of the purchase price in 90 days.

The repairs can be less than $100k but if the loan amount is over $100k a third party fund control is required, amount other restrictions, is my understanding.

This may seem odd to do hat  but I once purchased and flipped a very expensive lot by establishing these little 90  day notes at several banks and then borrowing enough to make the purchase and resell in a couple of weeks.

Even at a 5% down payment, this option looks far more attractive than the Homepath FHA 3.5% down payment product, but I just found it odd that Homepath is still listing properties and not continuing Homepath financing for them.
