One of the things I look for when I'm analyzing MLS listings is for alternative house-hacking ideas. 

So many cross current forces at play, demographics(older western pop. buying less stuff), offshore banking system,shadow banking system, private equity, reserve currency status, the credit cycle(business cycle) oil price inputs, etc.Also agree that supply/demand will push prices where they naturally want to be, but i am making a case against MASSIVE inflation, at least in short term (3yrs?)

There is certainly alternative/subordinate financing out there that might be more accretive to your returns, but IMO that introduces unnecessary risks/headaches on your first deal.Re: a $3MM total deal size, that's going to be a bit tougher to hit your $120k/yr net cash flow after debt service number.

For natural gas either is fine, but aluminum is cheaper.

I think there's a fair number of flippers that don't have the natural talent in that area, myself included.

I’ve looked into it as an alternative to listing on Airbnb/VRBO and it seems like it has potential to be a great opportunity for cash flow.

Or alternatively, how to best utilize this loss this year or in the futures for tax planning?

The best part about Ohio is that there are many options to go with because we have no natural disasters to keep carriers out of our state.
