Kevin,The best advice I have is to connect with other investors, wholesalers, PML, etc at local meetups each month. 

Because they have to make their distributions, they have to do the tax documents (k-1) and other costs for the cap table etc.

@Angel PengI have dealt with this in the past by first checking the lease, and if it is now month to month, I will give them notice that I am terminating the lease in, say, 60 days.
