In addition it states that the client "may unknowingly be recorded or otherwise monitored without [clients] consent" does this sound phisy or is it just me?

Hi Folks, I'm looking to get some feedback from a couple types of Investors about the systems/softwares you use to manage your direct to seller marketing.

I monitor the scanner activity because I own and manage rentals in this city and I pointed out that this neighborhood has a history of shootings.

Perhaps using a property management software to collect.

Due to only having family and "friends in low places" getting put on anyone's card as an authorized user wouldn't have helped.But I did the other things Terre mentioned and it helped a lot, especially the credit monitoring and getting back on your feet with a very low-limit, secured credit card and paying it off every month, etc.

Then use a software called GeekPay.io to service the loan each month.

We installed an interior drain system for a few thousand bucks and will monitor as time goes on. 

Obviously you need to monitor to make sure corners are not cut if you chose to incentivize in that way.

With that said, it can still last longer than 3 years.The questions is do you need an accounting software or will excel do.

I think its time you can step up to a property management software.
