Keep in mind if you are going to turn over houses quickly and they require heavy or even moderate level renovations, having additional liquidity outside of the down payment money will allow for you to advance the renovation quicker and get to the refinance event quicker.

Keep in mind MANY things can affect title that are not recorded for you to see.
