The cons of me reading so much from many sources is that I've read the cons side to wholesaling, which can be a concern since I'm full time in the healthcare field; it can be tough to manage seller & buyer leads for wholesaling.

Researching this field is quickly becoming an obsession! 

I believe that's why hard money lenders do so well in this field.

To me, the seller is usually behind on the mortgage, taxes, both, or has a property that needs some repairs that they can not take care of because of their financial and/or medical condition.  

The listing agent commission field cannot be modified or changed in any way. 

You can go a few streets over and be in a completely different neighborhood (Alta Vista, Kern Medical Center or Oleander/Sunset neighborhoods are good examples of neighborhoods that change block to block) Do you have some cross streets or a general area it is located in?
