There are so many strategies that I want to take advantage to get into my first property but this does not help me because I can’t really pick just one strategy , about 50k in capital but want to make the perfect investment , even though I know there isn’t such thing, any guidance would help.

My fear with selling is I will not have as good of an opportunity to sink the money into right away that would match the income from this property.The condition of this property is quite good and a lot of updates have been made over the 4 years I’ve owned it.

You can write all the stuff in a contract you want but at some point all you are doing is forcing them to violate it somewhere or forcing them out causing vacancy and a never ending search for the perfect tenant.
