:texture looks weird. looks cheap, looks like florida houses looked 30 yrs ago and most of them still have that stuff on the walls.it hides imperfections, but i dont like the looks of it.I hate texture, and never use it in Atlanta (buyers don't want it)...But, in two other markets where I rehab, buyers actually EXPECT it!

So I think pivoting can be the right move.Florida is a very pricey market, I looked at a few markets around T.B.  80k will not stretch a long way in those markets and I near that the permitting process can be a nightmare.

Most major markets did that much appreciation and plenty of markets in the Midwest did even better during that time and those markets still cash flow today.

Check everything like handrail on the interior stairs to make sure none of the brackets are broken, loose electrical sockets etc.It will depend on the age and condition of the house.
