Been sitting on the market for a while.So the house has been sitting on the market for 75 days in a hot market, no one is in a rush to get paid, foundation issues, roof imploding, smells like cat urine (the smellier the better), so beat up that all the local flippers are scared of it and/or make insultingly lowball offers that the seller has just been round-binning, but hey it's got a great location.

Any advice on how to locate the properties in the South Florida market and/or Tampa Bay Area is appreciated.

Its located in Kentucky. 

The mentor even flew to his location to have one on one discussions.

Especially if there is possible prior knowledge that you knew about this 100 sq feet (you measured your neighbors so I'm assuming that the neighbors know too).

I'll be in Philly on Tuesday and would like a home inspected prior to putting in an offer.

I could have located on the North Side far more cheaply, but it looked cheap and was once a housing project.Look for amenities that other rentals can't offer.
