It's simple conventional loan.  

It was literally the sergeant who turned up at the end that saw things differently and this thing went from his arrival, to the guy being carted off to jail in 2 hours.

@Jake Thomas, I think I am leaning towards writing my own purchase agreement that is very simple and easy to understand for my customers.

To learn the local market - I would start at the simple things and work up from there.

Is the plan as simple as just getting a multi with FHA or are you trying to specifically find on that is foreclosed or being sold short?
