I would make sure that your comps are on point and listen to the experts.

The best thing to do is to be yourself and ask good questions then listen and let them talk.Introduce yourself and tell them you’re an investor looking for multi family properties just like theirs and you calling to see if they are interested in selling.

Additionally, I recommend listening to the podcasts on this site to see the different strategies people have taken to grow their business.

They've listened to countless amounts of podcasts, watched webinars and read a variety of real estate books.

Listen to all the podcasts and webinars on bigger pockets that interest you.
