My problem is :• that the loan amount would be to small making this a high priced loan(no traditional lender wants to touch it)• creative is out as they want to cash out as quickly as possible• I don't have the liquid capital to purchase outrightAny suggestions would be greatly appreciated!

I think using hard money to purchase the place, then my liquid cash to rehab, then cash out refi might be the best approach, but i'm curious to hear what the seasoned vets think would be the best approach.

One additional question are you utilizing riders / addendums to cover additional items not included in the SLAR contract (I.e: contingencies, limiting liquidated damages to the earnest money, any other items you want included in the contract covering both buyer & seller?)
