It is highly time and energy intensive process to find leads and work those leads into deals... because you have to start from scratch sending out let's say 2000 letters, receiving 20 calls, then negotiating those to get 2 deals.

From the letter (addressed specifically to the family member) they could sell the note, receive cash, and we (the property owner) would simply send the mortgage payment to a different address (with no change in the terms of the note).

I've used list providers to pull cash buyer lists for my specific zip codes and send out letters of introduction (keep it simple).
